Blending Performance with Workplace Experience

MOA ARCHITECTURE led the transformation of an existing manufacturing facility in Louisville, CO, into a state-of-the-art laboratory and research & development environment for life sciences tenants. The renovation introduces modern workplace amenities—such as a building concierge, coffee bar, conference and training rooms, fitness center, and outdoor amenity zone with fire pit, outdoor kitchen, and yoga area—while preparing tenant spaces for future growth, including modular lab units suitable for start-ups or larger R&D tenants. The project also included updates to public spaces, the building exterior, and a new entry canopy, with concept design and entitlement completed for an adjacent 70,000-SF laboratory building.

Blending Performance with Workplace Experience

The vision centered on repositioning an underutilized industrial asset into a vibrant hub for innovation. By blending the performance requirements of laboratory space with the experience-driven qualities of contemporary workplaces, the design elevates both functionality and tenant appeal. Amenities typically found in premier office environments create a welcoming atmosphere that encourages collaboration and community. Outdoor gathering areas with a fire pit, kitchen, and yoga space extend the workplace beyond the building, supporting wellness and informal interaction.

Flexibility was also a driving principle. Lab-ready suites were designed to accommodate a range of tenant sizes, from incubator-level startups to expanding organizations, using a modular approach that allows spaces to evolve as research needs grow.
