A New Landmark on the Denver Skyline

The DaVita World Headquarters is a 14-story corporate facility in downtown Denver that serves as the central hub for DaVita Inc., a Fortune 500 company and the leading provider of kidney care services in the U.S. Located at the western end of the 16th Street Mall, the headquarters is a major focal point on the Denver skyline and provides a dynamic workplace for DaVita’s “teammates,” with spaces designed to support collaboration, innovation, and well-being.

The project demanded close coordination with the entire design, construction, and ownership team, and DaVita’s willingness to let us push the envelope and challenge convention allowed us to create better, more thoughtful spaces. From zero lot lines and building on existing foundations and a parking structure, to coordinating with the realigned light rail, Union Station development, city setback variances, RTD and railroad easements, and a high water table, the challenges were complex—but we solved them together. It’s a piece of the Denver skyline I’m proud to point to.

Designing Neighborhoods for Connection and Collaboration

DaVita “teammates” work in neighborhoods designed to promote the company’s culture. The neighborhoods include an abundance of conference rooms, “relaxation rooms”, collaborative work areas, and break areas known as “oases,” which support the predominantly open office environment. Three two-story seasonal gardens open up the building core, each garden with its own special element, ranging from a two-story water feature, towering aspen trunks, and a suspended ski gondola which can be used as informal meeting space.

Building Culture Through Thoughtful Design

The DaVita World Headquarters transforms the workplace into a community-centered environment that reinforces the company’s culture and supports its employees’ well-being. The building’s neighborhoods foster collaboration and social connection, combining open office spaces with conference rooms, break areas (“oases”), and relaxation rooms. Three two-story seasonal gardens at the building’s core introduce natural elements, featuring a cascading waterfall, towering aspen trunks, and a suspended ski gondola that doubles as informal meeting space. The 14th-floor DaVita Market Place serves as a hub for dining, socializing, and gatherings, complemented by an outdoor terrace with panoramic Front Range views. A tiered auditorium provides a flexible venue for company events and training, while the DaVita Gallery showcases the company’s mission, culture, and history. Together, these thoughtfully designed spaces encourage collaboration, engagement, and wellness, all within a LEED Gold–certified, sustainable environment that reflects DaVita’s commitment to both its teammates and the broader community.
