Gates Redevelopment Master Plan
The Gates Redevelopment Master Plan transforms the former Gates Corporation rubber factory site in South Denver into a vision for a vibrant, mixed-use community. MOA ARCHITECTURE explored seven distinct design schemes to maximize the site’s potential, balancing residential, commercial office, and retail programs while responding to the surrounding urban context and natural features.

The project was inspired by the site’s unique connectivity and natural assets. Adjacent to a light-rail station and near the South Platte River, the location presented opportunities to integrate transportation, open space, and views into the master plan. The design team sought to create flexible, adaptable frameworks that could respond to future growth and changing market needs, while connecting previously divided parcels with a proposed new bridge across the freight and rail lines.
The master plan provides a strategic blueprint for the transformation of a challenging industrial site into a thriving urban hub. By carefully addressing high-volume traffic circulation, parcel connectivity, and mixed-use programming, the plans enhance the potential for economic growth, community engagement, and visual and functional integration with the surrounding neighborhoods. This vision positions the Gates site to become a dynamic and sustainable centerpiece in South Denver’s ongoing redevelopment.
