The Design-Build Process

At Choice Builders, we have over 30 years of experience in the construction industry. We can take your visions and turn them into reality. From small homes to larger design build projects, we’ll always get your project completed right and in a timely manner.

When you hire our professional team to complete a project for you, we’ll guide you through our 5-step process that’s easy, clear, and highly effective. And, it’s posted online in our secure online portal for you to look at anytime. This allows us to efficiently work together to provide you with exactly what you’re dreaming of, and it helps us all stick to your budget and get your home completed by the desired time.

Initial Consultation

Every potential project begins with an initial consultation. This consultation is a complimentary 60-90 minute meeting, and gives us the opportunity to discuss the finer details of your project with you, including:

  • Your budget
  • Your desired timeframe
  • Design options
  • Lifestyle and preferences

Design

Once our pre-construction agreement is in place, we work with you to develop a detailed design based on the information from our initial consultation and follow-on meetings. Depending on the complexity of your home and whether you know exactly what you want, or want us to help you figure it out, this step can take 30-90 days.

Our designers will work directly with you to translate your dreams to working drawings. If your project requires additional professionals, such as a geotechnical engineer, or civil engineer, we will advise and coordinate those for you. If you have an existing relationship with an architect or designer, we’ll work with them. We’ll help you with product and material selections, write the project specifications and help establish the project budget.

When we all agree that design and budget is just right, we will develop the permit-ready construction drawings, a project agreement, and outline the timeline for your home.

Pre-Production

With our construction agreement in place, we will move on to this important phase of the process.

This is where we will work with you on any last-minute design adjustments, help you with your product selections, and special order materials. Don’t worry, we know making all those decisions at once can seem overwhelming, so we’ll be with you every step of the way guiding you, so you can feel confident in your decisions. And once a decision is made, we’ll post it to our online portal so we can all see them. You’ll never have to worry about forgetting what you selected, it’ll all be online for you to look at anytime.

We’ll also work closely with your bank and share any needed documents with them. And we’ll take care of submitting and following through with all necessary permits, so you don’t have to worry about that either.

Finally, we prepare the site for your new home and get ready to break ground!

Construction

With all the selections scheduled, we can begin the construction process. From beginning to end, you can feel confident knowing that we’ll always perform work that gets completed right the first time, and we’ll never take shortcuts just to get your project completed more quickly.

We’ll work closely with you and communicate regularly via phone and our client portal. You’ll have 24/7 access to progress photos, job logs, schedule, and your budget. We’ll always be available to guide you through the process and review any questions or concerns you may have with the way your project is going. Communication is key to success and we will make sure you’re always informed so your project turns out exactly how you envision it.

And of course, we’ll manage every aspect of your project, so you can focus on living your life.

Just before we finish your home, we will schedule a punch-list walk-through to ensure that you can start enjoying your home as soon as we complete your project.

Post-Production

When the work is done, we will ensure that all documentation and warranties are in order.

We will also schedule and manage any final inspections and complete a final walkthrough with you to ensure we got all of it right.

And because we enjoy forming lasting relationships with our clients, we offer follow up visits to give you the peace of mind that we can address any additional needs or concerns you may have with your home.

All work comes with manufacturers’ warranties, as well as our industry-leading 2-10 Warranty. This warranty covers everything inside and outside your home for the first year. The second year, the warranty continues for your plumbing, electrical, and HVAC systems, and for 10 years, you have an insurance-backed structural warranty that covers all structural components as well as soil subsidence.
